Power flushing is one of those jobs Devon homeowners often delay because it is not an emergency — but when it is eventually done, the improvement in heating performance is usually immediate and noticeable. This guide sets out what power flushing costs in 2026, when it is genuinely needed, and when a cheaper alternative does the job just as well.

What Is Power Flushing?

A power flush machine connects into your central heating system — usually via a radiator or the pump connection point. At the end of the flush, the engineer runs clean water through the system until the discharge water runs clear, then refills with clean water and a corrosion inhibitor.

When Is Power Flushing Needed?

Power flushing is needed when iron oxide sludge has built up in the heating circuit to the point of causing circulation problems. Sludge is the inevitable product of corrosion between iron and steel components — pipes, radiators, the boiler heat exchanger — in contact with oxygenated water over time. All central heating systems develop some sludge; the question is whether there is enough to cause problems.

Signs you need a power flush:

Radiators cold in patches, not just at the top. Trapped air makes a radiator cold at the top — bleeding the radiator fixes this. Sludge causes cold patches across the lower section or uneven bands across the radiator face. If bleeding does not resolve the cold patches, sludge is the likely cause.

Boiler running hard but the house not reaching temperature. When sludge coats the inner surfaces of the heat exchanger, it acts as an insulator, reducing heat transfer. The boiler burns more fuel for less output.

Dark, dirty water when bleeding a radiator. The water from a bleed valve should be clear or very slightly rust-coloured. Black, very dark brown, or thick water is iron oxide sludge in suspension — a direct sign the system needs flushing.

Noisy heating — knocking or kettling. Sludge restricting flow causes turbulence and noise in the pipework. A persistent bubbling or boiling sound from the boiler area often indicates scale or sludge on the heat exchanger.

Installing a new boiler. This is one of the most important occasions. Fitting a new boiler into a contaminated system causes premature failure of the heat exchanger — typically within 2–5 years instead of the 10–15 year expected life. Most boiler manufacturers specify that the system must be clean before installation, and will decline warranty claims if evidence of contamination is found. Power Flushing vs Chemical Flush: Which Is Right for You?

A chemical flush is a lower-cost alternative. A corrosion inhibitor and cleaner is added to the heating circuit, circulated during normal use for several weeks, then drained and replaced with clean water and inhibitor. It is effective for light contamination and for ongoing preventive maintenance after a power flush.
